Having found a suitable house that suits your needs and lifestyle, what happens next?? The following is a guide only to inform you as to what to expect when doing a removal house.

A meeting with the appropriate staff members will be requested to discuss your removal concerns and desires as to what you are wanting to achieve.

A quote is then drawn up and passed on to you for your perusal. Upon acceptance of the quote contracts will be drawn and a deposit is due to be paid. Plans of the house are drawn and engineer’s reports are prepared. The council requires plans, soil tests, engineer’s reports, photos of the house, payment of application fees, cyclone rating, pest report, an inspection of the house, positioning of the house on block and energy efficiency reports to be lodged with them to await approval. Once the relevant authorities have granted their approval your house is then ready to be moved to your land. Once council has all the required details they will advise a list of requirements necessary to be completed to reach councils final inspection stage. This does vary from house to house depending on the condition of the house and the standards of different councils. Example of most common requirements; plumbing and power connected, external painting, tie down upgrade, stairs and handrails reinstated and any other renovation work to be completed. Each council requires you to pay a performance bond; this is their guarantee that the house will be completed to their standard. A cash bond is not necessary in most cases and you can provide them with a bank guarantee, a letter from your bank guaranteeing that the necessary work will be completed. Once council’s requirements are completed they will issue you with a finalization certificate and release the bank guarantee back to the bank. If paying the bond by cash, this may be released back to you throughout stages as the work is completed, depending on council’s policies. It is the house owner’s responsibility to provide adequate access to position the house in its new location on your block.

deb_flemming_006Whether trees have to be trimmed or removed is something to be considered. When positioning your removal house on your block please consider the following suggestions; which way the house is facing for warmth in winter and coolness in summer. Can trees be planted to help reduce the summer heat? Privacy from neighbours? Views? Natural breezes? Room for future renovations or extensions?

Once council have given approval then permit applications are lodged, police and pilots are booked and your house is ready for loading. Loading may take 1 to 2 days depending on the size and location of the house. Once on site please allow 2 weeks to stump the house, however this may vary depending on Mother Nature with the weather.
